Rental properties

In Québec, for the first twenty years, Groupe LSR concentrated its activities on acquiring a sizable residential and rental portfolio, to such an extent that in the 1980’s, the Groupe became one of the largest company in the multi-housing sector. However, in 2005, while striving to expand its business opportunities, Groupe LSR sold 1,431 units, one of the largest rental housing stocks belonging to a private company in Quebec.

Besides in 1989, on the other side of the frontiere , while the global economy was still recovering from a devastating recession, Groupe LSR acquired its first rental property in Houston, Texas. A few years later, as had been forecast by exhaustive company analyses, a spectacular market turnaround occurred, which was compounded by strong economic growth. Today, the company owns nearly 3,000 rental units between Houston, Texas and Boca Raton and Orlando in Florida.

Groupe LSR’s vast experience has enabled the company to broaden its expertise in such realms of activities as facility management and property management in the commercial building sector.

Groupe LSR holds a long term lease of 30 years for the National Bank of Canada tower (the bank’s head office), located in downtown Montreal. Groupe LSR manages more than 712,000 square feet of offices and 200,000 square feet of commercial and parking spaces. Furthermore, the company manages 56,500 square feet of additional regional office space, outside Montreal.

LSR Immobilier was awarded several prizes, some of which are highly sought by the industry, within the framework of prestigious contests organized by BOMA Canada (Building Owners and Managers Association). Indeed, LSR Immobilier received the Pinnacle Award, in the ”Above & Beyond“ category, which highlighted LSR’s outstanding management of major water damage caused to the National Bank Tower, located in downtown Montreal.

Recognition awarded by the city of Montreal for buildings which have implemented best environmental practices in connection with the reduction of greenhouse gas emissions (103 tons of CO2/year).

ASHRAE Award (2009)
Second place for the prestigious ASHRAE Technology Award, which combines recommendations from 13 ASHRAE sectors worldwide. The prize was awarded as part of the “Existing commercial building” category and recognized best practices respecting energy efficiency and design.

Care facilities

In collaboration with its business partners, LSR Health acquires establishments that provide health care and support for seniors experiencing a loss of autonomy. Together, they are expanding and developing innovative health care and health services real estate projects in major cities across Quebec.

LSR Health

Founded in 2004, LSR Health is a private corporation recognized for its real estate experience and expertise and exclusively dedicated to the acquisition, management, and development of healthcare and health services-related building projects, primarily for seniors.

The company carries out all phases of project development, from design to execution, including:

  • analyzing needs according to the functional and technical program, taking into consideration the functionality and the quality of the spaces
  • ensuring optimal site layout and design development, taking current trends into consideration
  • applying Quebec’s building code standards that are applicable to healthcare facilities
  • integrating a sustainable development approach

In the case of expansion projects or the integration of a building into an existing complex, LSR Health shows ongoing concern for conserving and optimizing existing facilities as well as developing an overall layout plan that makes it possible to, among other things, adapt the size of the buildings on the site.

In addition to its team’s specialized and multidisciplinary real estate expertise, LSR Health uses the skills of various partners including Sedna Health Group, a company specialized in providing health care and health services in Quebec.

Clinique médicale Sainte-Dorothée, Laval

Clinique Medical Ste DoSM

The expansion of Sainte-Dorothée’s Complexe médical Sélection increased the clinic's total area to 53,000 ft² and increased the total number of healthcare workers employed to over 275.

The new annex provides ongoing quality care that is accessible to a varied clientele, in complement to the existing medical clinic. The clinic, which included a family medicine group, added other related specialties to its roster, including rehabilitative care and natural medicine. LSR Health's real estate expertise was a real benefit to the health care professionals as they carried out and expanded their responsibilities. The creation of a central block with a reception area ensures that patients are assessed and receive clinical help much more quickly. All in all, the targeted objective of optimizing services by expanding the multi-/inter-disciplinary medical practice was achieved.

LES JARDINS INTÉRIEURS, SAINT-LAMBERT

In 1988, LSR Group (LSR Health’s holding company), on the lookout for new avenues of expansion, carried out a project that in many respects became an industry standard.

Les Jardins Intérieurs was innovative at the time because it was a multiservice complex designed for seniors that brought together three distinct clienteles under the same roof: people who are autonomous, semi-autonomous, and those who are experiencing a loss of autonomy. Today, a new type of clientele has been added to the list: people living with major cognitive impairments. The special care unit offers protective accommodations to these individuals.

In addition to 400 housing units staffed by 130 employees, the retirement centre includes a drugstore and a medical clinic with specialists, nurses, aides, attendants, and a cardiologist. Furthermore, the residence’s design—two towers joined by an atrium—continues to perfectly reflect LSR Health's philosophy: to make quality and superior living environments the primary focus of all its projects.
